Surveyors Real Property Reports

Real Property Reports are the most common type of private survey. They are usually prepared on the instructions of the property owner, purchaser or lending institution. For a Surveyors Real Property Report the front coners of the property must be marked with survey monuments. In the case of a Real Property Report prepared for a newly constructed house, only one front corner is required to be marked with a survey monument. The survey monuments are in the form of steel bars, cut crosses and concrete pins. A new type of survey monument recently approved is a plastic bar to be used in the area of underground utilities. At the client's request survey monuments can be placed at all the corners of the property being surveyed. Real Property Reports generally show the location of all the improvements made to the property such as dwellings, garages, out buildings, pools, driveways, hedges and fences. If requested by the client, elevation data can be added to the Plan to provide information required by Municipalities and Conservation Authorities for redevelopment of a property. The report will also show the Property Identification Number, (PIN), of the property. Any registered easement or rights-of-way or any other documents recorded in the land registry office that affect the title to the property will be identified in the plan and report. These reports are used by the parties to any real estate transaction to show what is being purchased and to determine if there are any problems with the property boundaries or the location of the buildings and other property improvements. Considering the cost of purchasing a home it would seem prudent to discover the extent of the property being purchased.
